Tiger & Bulldog Fund is a private real estate debt fund focused on residential transition loans (RTLs)—short-term financing for the acquisition and rehabilitation of residential investment properties.

The Fund targets 9–11% annual returns, secured by first-position liens on real estate and underwritten at conservative loan-to-value thresholds (typically no more than 60% of ARV). Capital is diversified across a portfolio of loans concentrated in stable, affordable housing markets—primarily throughout Ohio.
