Capital Fund I, LLC (CF1) is an asset based hard money lender based in Scottsdale, AZ. We lend in money to real estate investors, builders, and developers for real estate projects in AZ, CO, and TX. We fund those loans with the 2 capital we’ve raised in the 2 private debt funds we manage. We currently have ~$400MM AUM and are growing and are actively looking for additional investors/capital. Our main fund is currently paying 9-9.5% yields and is set up as a REIT so our investors are paid a REIT dividend and receive the 20% tax write off on the distributions that we pay our investors monthly.
